Building Maintenance Services

Void Refurbishments and maintenance

HR Group are only too aware of the pressure on clients to turn around Decency works and Void properties within tight time scales and the need to control cost and deliver works to the required Standard and Quality.

In order to manage this process, we have well developed procedures which have been developed with many of our clients and our Teams.

The groups Decency & Voids Teams has a proven track record of service excellence with our clients and results have included improved KPI’s in terms of Quality, Time and Cost. This has been achieved by the following:

Initial Survey carried out by HR Group including completion of room data sheets and lettings photographs

Specification of works carried out by HR Group to the Decency/Void Standard and quality checked by the client Surveyor.

Lock Change and rubbish removal within 12 hours of receiving order number

General Building Works

Early tenant Void viewings ahead of works completion

All works are pre-inspected by HR Group and handed over with Zero Defects

Operations & maintenance manual handed over to client upon completion

HR Group are committed to the ethos of Right First Time and Zero Defects. We have consistently demonstrated this through existing works carried out on current Decency and Void works programmes.

HR Group operates a customer help desk and call centre utilising a direct line for end users to call regarding any job related issue. All of our staff have been trained in receiving and dealing with enquiries and are able to prioritise request to ensure each call is dealt with effectively and efficiently. If a query cannot be dealt with instantly, the help desk takes the enquiry on behalf of the caller, make the necessary contact with either technical staff or operatives and respond back to the resident.

All calls are logged electronically on our call management software, allowing a call to be allocated to the appropriate operative and tracked throughout its history.

Cyclical painting and decorating including associated repairs remains a core element of our Services.

After appointments have been made, jobs are entered onto the operative’s diary and issued directly onto the operative’s PDA. The operative will accept the job and confirm time of appointment and estimated time of arrival. Operative will also confirm on arrival and complete estimated time for the works.
